Are there any house upgrades worth getting or should I focus on a bigger vault?

The more upgrades you have the higher your happiness, I have full everything - all staff, full properly upgrades, private plane and yacht. My happiness is at 5025.

I am guessing it is probably not worth doing until I get the top end homes (islands).

I think you only get the airfield with the private island.
